Clear definition of the scope of the services provided by your architects, engineers, construction manager and specialty consultants is critical to the success of the project. The PMC team has been responsible for setting up dozens of successful projects and our experienced professionals have helped owners put together detailed project scope packages. Working with the district's legal counsel, PMC can provide detailed project service scopes that are coordinated among your consultants.
One of the keys to success of any project is creating a realistic and workable budget. Failure to identify and capture all potential costs can delay the start of construction and force costly and embarrassing re-designs and delays. PMC's strength in reviewing project budgets includes the use of architectural and engineering staff to perform an analysis of the total project program. This analysis includes reviewing site utilization for both present use and future expansions, proposed hard costs for bricks and mortar as well as soft costs for consultants, insurances, printing and advertising fees, loose and fixed furniture, equipment, and contingency fund pools. Utilization of value engineering studies during design may result in potential “add” alternates for the project to ensure that the base design is functioning within the project budget. PMC works with owners to designate a pool of contingency funds to cover the potential cost of project change orders. Any considerations of a project budget must include the review of project design and construction schedules, as the time value of money is clearly a factor in construction. We pride ourselves upon our ability to identify and capture the total project cost, thereby avoiding the surprises and pitfalls of making decisions without a full complement of project resources.
Project reporting is the vital link that allows the stakeholders to communicate effectively and openly, both internally with the project team and with the owner's constituents, about the progress and status of the project. When project information is disseminated indirectly or appears in a local newspaper before owners have had a chance to review or comment, the entire project suffers. PMC sets the standard for owner reporting, as shown in our attachment. Project status, cost reporting, key current design, construction, and owner issues are all elements of our monthly reports that keep owners informed and knowledgeable about the progress of their project and apprised of pending issues before they become critical.
PMC has developed a well-regarded program for facilitating project closeout and commissioning activities once the project reaches the 75% completion milestone. Focusing the project team on the balance of the work as well as the closeout paperwork, training and post-occupancy issues has been extremely beneficial for owners in closing out their design-build contract and managing their facilities with minimal disruption.
